More Than a Venue - A World Class Destination with All The Trappings - Time to Pony Up

Most sports venues provide one thing - a place for competitions. Pegasus is much more than a venue, and will itself be a major international destination regardless of whether or not you ride in on a horse. The site will include not only world class arenas and fields for competition, but also overnight housing, resort amenities, dining, shopping, employee housing, a veterinary clinic, and so much more on its contiguous 2,800 acres. All of these land uses have preliminary approval from the County under the State of Oregon Destination Resort land use regulations. These approvals are valuable and rare anywhere on the West Coast, and provide the setting for incredible competitions, significantly profitable revenue, and dividends for generations.

The lodging options are diverse, providing a variety of price points and needs. The resort hotel and spa, which covers 251 acres of the site, will be developed in the middle of the 2,800 acres for easy access to all activities. The resort site is located up the hillsides to resemble a hillside village with southern exposure, in order to preserve flat land for competition needs. The hillside location has undeniably gorgeous views, all within walking distance of everything guests need.  Initially, the resort hotel will consist of a minimum of 150 units, but can easily be expanded naturally as an extension of the hillside village, along with commercial uses, such as dining and shopping over the entire 251 designated acres. This is all without the need for future land use approvals. The 251 acres could include thousands of rooms if needed in the future.

Pegasus is also approved for short term, large RV spaces for competitors – some with full services and others with limited services, dispersed in groups throughout the site near competition arenas and fields. Unlike many venues, the terrain of the Pegasus site will allow these group RV spaces to be spread out in the various side mini valleys so they blend in with the pastoral setting, all while remaining close to arenas and resort amenities. RV sites can be added as needed for future demand.

Other lodging options will include “barn” rooms, group rooms, SRO’s, and employee housing options on site. Given employees will be allowed to keep their own horses on site, many will want to be located near their stables.

Pegasus will serve as its own community in the middle of a protected rural environment unlike any other resort in North America, with much of the site remaining in various supportive agricultural uses. Not only will Pegasus provide a large, lower-cost yet profitable (and therefore sustainable) competition venue for equestrians, but it is protected as a destination for generations to come.

For this to happen, accredited investors and the equestrian industry need to “pony up”. Currently we have several resort developers interested, but they do not have the same connection to the equestrian component that you do. The equestrians understand the major need for this facility, and are at danger of seeing their industry pull up stakes for greener pastures on the East Coast without a facility like Pegasus. Financial commitments to join with the major investment that the co-founders have made will make this venue a reality. Pegasus needs the resort developers and the equestrian industry to join forces and “pony up,” or this opportunity will be lost by the industry and the west coast.
